When moving to London, there is much to think about before you get there. Moving home is considered to be one of the most stressful things you will have to do in your life, so you should make sure that you make the right decision about the area as well as the property.

Make a checklist before you start your house search. This will help you focus your ideas so that you end up looking for exactly those places you consider suitable for you. Once you have found a particular property you are interested in, it is highly recommended that you consult a building surveyor, who will be able to help evaluate it. This will be an extra cost initially, but it will definitely benefit you in the long run.

There are many chartered surveyors in London which can be consulted to make sure that the property you are buying is worth the money you are willing to pay for it.

There are different types of surveys to consider and it is important that you choose the right one. If you are buying an old house, it is advised to have your house inspected thoroughly. An old house has a higher chance of having defects and a thorough survey will most likely be able to find these. In this case a building survey will probably be the best option. This is the most exhaustive type of house surveying and most suitable for houses that are have been around for 75 years or more. Although this is a more expensive option, it is worthwhile since certain defects common for old houses can generate much higher costs over the years.

Another option is a home buyers report, although this is less thorough than a full building survey and is therefore recommended for properties in better condition, generally between 50 and 75 years old. This survey still provides more detailed information than a basic valuation and focuses mostly on more urgent issues such as roofing. You will be given a report whether your property is worth the price and what actions should be taken to prevent future issues.

Once you are sure that the property you will be moving to is in good condition, moving house will be much more stress-free and smoother and you will be able to enjoy all the exciting aspects of living in London.
