  Now that some states like Arizona have so many bank-owned homes and short sales the buyers have hit the streets again and are finding out quickly that they are not the only ones. There are now numerous buyers who are looking to purchase bank-owned houses at discounted prices or to find a quick sale, and these people are discovering that they need to act very quickly and take advantage of the offers that are made to them.

Here is a bit of information on what you should be familiar with when looking for bargains in the housing market. Likely to receive numerous offers in only a short amount of time, bank owned homes which appear to be in terrific condition and offer a large number of square feet for the price are red hot items, so potential purchasers will need to come in with good offers.

You need to remember this, so make sure that your Realtor looks into whether or not competing offers exist on the home. If there are multiple offers then they likely have at least one that is full listed price. The important thing is to keep your bottom line in check, so when you inquire about warranties, prepaids and closing expenses, the bank will look at their final net.

Many banks are taking the first set of offers--maybe ten--and regardless of what the offers are they counter back to each and every offer to submit their "highest and best" by a designated time frame. This is your last shot at the house. You want to keep your budget as much as possible. Don't get crazy with your offer, but you should plan to submit a full-price offer, or perhaps even a bit higher. If that's not something you can afford, you should look for a house that is below your price ceiling so you can have a little wiggle room when submitting offers.

We are beginning to see the same type market on select homes as we did when homes were literally being sold with multiple offers within hours in 2003-late 2005 in Arizona. In order to make sure you get the house you have your heart set on, you will need to be a little creative when submitting your offers on these bargains.
